Sellers Story:
We purchased number 8 Warre Close off plan through Cala Homes in 2016. When we drove down the tree lined Arthur James Drive one January, the trees covered in frost, we knew this development would be something special. We were fortunate enough to be one of the first to handpick our Plot, and so we chose our home due to the privacy this plot offered and the exclusiveness of Warre Close, which was marketed as ‘The Walled Garden’. The lengthy driveway and turning circle were very favourable – parking had been a challenge for us in previous homes with family travelling from afar to visit and we knew that our plot would provide enough space to welcome many to visit at one time.
We watched our house be built from foundations to finish and it was a truly exciting experience. We’d visit regularly with hardhats and watch the build in progress. The location allowed us to ‘escape’ from the stresses and strains of working life and come away from the town to our own sanctuary. Our dog Fudge, who was the first to occupy Coton House Estate and was soon joined by many other friends to meet on our daily walks. Soon the development was complete and we quickly formed great relationships with many of the families and couples who live here. We’re proud to say we live amongst a diverse community, many of whom will go above and beyond to support one another and this really came to fruition during the lockdowns.
Our favourite room is our large kitchen/diner/garden room. It’s the room that everyone who walks through the door for the first time looks through and says ‘Wow’. It allows us to cook, entertain, relax all in one big open plan space, with an informal and relaxed feel. In the Summer, we open up the double French doors to the garden room and sit with a coffee on a Sunday morning whilst the sun comes up. The kitchen also makes for a great dance floor – we love to blast the Bose speaker on a weekend and have a boogie with the kids, knowing our neighbours won’t ever be disturbed.
A few years ago, there was a ‘snow day’ where all the neighbours and kids on Warre Close came out onto the green at the front for a snowball fight! The snowmen were there for days and it was truly magical to witness. Of course everyone was eventually freezing so it was back indoors for hot chocolate!
We have really enjoyed being here through some of our most significant life events, we moved here as a couple, we then Married and have since welcomed three beautiful children. We have enjoyed being in the perfect ‘stop off’ location for family en route across the country and the easy access to amenities. Most of all, we just love our house – and we hope that whoever purchases it will have as many happy memories here as we’ve had.
Most of all we will miss our incredible neighbours, many of whom have become friends for life. Coton House Estate is a wonderful community as a whole, but Warre Close is something special. We have been fortunate enough to live alongside some of the most kind and considerate people and we will miss that the most.
Having lived on Coton House Estate for 6 years now, we feel we are ready for the next chapter. Due to work requirements, we plan on moving out of Warwickshire – but not too far away! If we could pick our home up and move it with us, we would.
In 2019 we had a Morso Wood burner installed in the living room. After a few self-taught YouTube videos we got the ‘knack’ for lighting the Wood burner just perfectly and once the fire is roaring this will effectively heat the whole of the downstairs. We would be happy to show the purchasers of our home exactly how this works most effectively.
Our downstairs has under floor heating throughout using a Heatsource Pump. With walls free from radiators, we love the fact this enables versatility when placing furniture. Another ‘perk’ of our Cala built home is the numerous plug sockets and TV points which enable you to be flexible in where you place technology and appliances.
Unlike many properties, we decided to have hard floors throughout our downstairs, this has maintained practicality with comfort and has minimised the mucky paw prints in the Winter! We also have a dog flap installed in our utility room door which allows for a small to medium size dog (or a cat) to go into the garden at their leisure.
Before we made the final decision to move, we had plans for our garden to be landscaped by a reputable local landscaper with a very creative and fresh style – recommended by a neighbour. We are confident that this space can be turned into something really special and functional in the future for anyone with an eye for design.
